Advantages and Disadvantages of Concrete Prefabricated Houses

Admin September 18, 2026

The advantages of concrete prefabricated houses include rapid construction, controllable costs, environmental protection and energy efficiency, controllable quality, and long design life; the disadvantages involve quality risks, sound insulation and waterproofing issues, cost impacts from materials and transportation, and design limitations.

Advantages:

  1. Rapid Construction, Shortening the Project Duration: Most components of prefabricated houses are produced in factories, and only assembly is required on-site, shortening the construction period by more than 50% compared to traditional buildings. For example, a 100-square-meter prefabricated residence can be completed in 1-2 months, while traditional brick-and-mortar structures take more than 6 months. In rural areas of Henan, the main assembly can be completed in as little as two hours.
  2. Controllable Costs: Factory production optimizes material and labor costs, reducing waste. The construction cost of ordinary prefabricated houses is 1,000-3,000 yuan per square meter, far lower than that of traditional high-end residences (over 5,000 yuan per square meter). In rural Henan, the cost per square meter of prefabricated houses is only a little over three hundred yuan, with the main structure being 30% cheaper than brick houses and maintenance costs 40% lower in the later stages.
  3. Environmental Protection and Energy Efficiency: Factory production reduces on-site pollution, and the use of recyclable materials (such as light steel and wood) reduces energy consumption. Some high-end prefabricated residences integrate solar panels and intelligent energy-saving systems, with a building waste recycling rate exceeding 80%, carbon emissions reduced by 50%, and some projects receiving international green certifications.
  4. Controllable Quality: The factory environment is strict, and components are produced using high-precision molds for standardization, improving concrete strength. The seismic performance passes seven-level earthquake simulation tests, with new processes reaching eight-level standards. The prefabrication error does not exceed 2 millimeters, resulting in less overall settlement.
  5. Long Design Life: The traditional design life is 30-40 years, which can reach 70 years with new technologies.

Disadvantages:

  1. Quality Risks: When construction is not standardized, there is a 7% probability of foundation settlement or wall cracks within 5 years, with issues more likely to occur during low-temperature construction. In some cases, maintenance costs account for a quarter of the construction cost after 5 years, and annual maintenance costs increase by 1,500-3,000 yuan after 20 years.
  2. Sound Insulation and Waterproofing Issues: The sound insulation effect of prefabricated panels is 20 decibels worse, making it easy to hear noises from upstairs; the water leakage rate at joints is nearly twice that of traditional buildings, requiring regular leak-proofing treatment.
  3. Cost Impacts from Materials and Transportation: After cement price increases, prefabricated houses are only 5% cheaper than traditional buildings; when transported to remote areas, freight may account for 5% of the total cost.
  4. Design Limitations: Currently, they are only suitable for buildings up to two stories high, with the exterior facade prone to 15%-20% color differences, requiring regular maintenance.
