How About Cement Prefabricated Houses

Admin September 18, 2026

Cement prefabricated houses have both advantages and disadvantages, and a choice should be made based on actual needs.

Advantages

  • Fast construction speed: Cement prefabricated houses are made by producing cement panels in the factory in advance and then assembling them on-site. The modules can be shipped from the factory within 7 days. The construction of the house frame is 60-70% faster than that of traditional houses, which can significantly shorten the construction cycle and meet the demand for quick occupancy.
  • Lower cost: The main structure is about 30% cheaper than that of brick houses, allowing ordinary families to save 30,000 to 50,000 yuan. The factory's unified production results in less material waste, and the later maintenance cost is 40% lower than that of traditional houses. In the long run, it can save users a certain amount of money.
  • Better environmental protection: 40% of construction waste can be recycled, and carbon emissions are directly halved. Some projects have even obtained international certifications, conforming to the current development concept of green environmental protection and being relatively friendly to the environment.
  • Higher safety: The factory prefabrication error does not exceed 2 millimeters. It can withstand an earthquake of magnitude 8 in the seismic test. The overall settlement is less than that of ordinary houses. After three years of use, the overall structural stability is good, and the house has strong durability and seismic capacity.

Disadvantages

  • Quality risks: If the construction is not standardized, there is a 7% probability of foundation settlement or wall cracks within 5 years. Construction in low-temperature environments is more prone to problems. In some cases, the maintenance cost after 5 years accounts for a quarter of the original construction cost.
  • Poor sound insulation and waterproofing: The sound insulation effect of prefabricated panels is poor, and the water leakage rate at the joints is nearly twice that of traditional buildings. Regular waterproofing treatment is required, which affects the comfort of living.
  • Cost changes: After the price of cement rises, prefabricated houses are only 5% cheaper than traditional buildings. The freight cost to remote areas can account for 5% of the total cost, reducing the cost advantage.
  • Design limitations: Currently, they can only be built up to two floors. The outer surface is prone to color differences, and there may be 15% to 20% color differences after 5 years, requiring frequent maintenance. Moreover, they lack flexibility in architectural styling and design.
  • Safety hazards: There are serious safety hazards. Even a small earthquake can cause the house to collapse. The quality of prefabricated cement panels on the market varies greatly, with most being inferior products and having a very short service life.
  • Minor problems after three years of use: During the rainy season or high-temperature season, problems such as leakage and dampness will occur inside the house, requiring maintenance and regular inspection and repair.
