Can Prefabricated Walls in Houses Be Removed?

Admin September 18, 2026

Whether prefabricated walls in houses can be removed requires comprehensive judgment based on specific circumstances. They should not be removed arbitrarily and must comply with relevant laws, regulations, and structural safety principles.

Structural Safety Perspective

  • Load-bearing prefabricated walls cannot be removed: If a prefabricated wall is a load-bearing wall, it serves as a core load-bearing component in the building, responsible for bearing and transferring the building's own weight and external loads to the foundation, ensuring the overall stability of the building. Unauthorized removal will severely damage the structural integrity of the building, potentially leading to wall cracking, floor sagging, and even building collapse. For example, in "brick-and-concrete" buildings, prefabricated panel walls generally cannot be removed, nor can doors or windows be opened in them, as these walls may bear part of the building's weight. Lightweight walls below beams, for instance, cannot be removed, as doing so would damage the building's structure.
  • Some prefabricated walls can be removed under certain conditions: If the prefabricated panel structure walls are composed of prefabricated assembled concrete lightweight insulation panels, square steel studs, reinforced concrete components, etc., and possess characteristics such as lightweight and high strength, these walls can be removed. However, before removal, a static load test must be conducted to determine their load-bearing capacity, and corresponding safety measures must be taken, such as reinforcing the walls and covering them with protective nets, to prevent damage to the surrounding environment and personnel safety.

Legal and Regulatory Aspect

  • Design plan required for structural changes: According to Article 15 of the "Regulations on the Quality Management of Construction Projects", for renovation projects involving changes to the building's main structure and load-bearing components, the construction unit shall commission the original design unit or a design unit with the corresponding qualification level to propose a design plan before construction. If there is no design plan, construction shall not proceed. If the prefabricated structural wall is a load-bearing wall, it shall not be removed arbitrarily. Violators who remove load-bearing walls in violation of regulations may be ordered by relevant departments to make corrections, restore the original state, and may be subject to administrative penalties such as fines. If losses are incurred as a result, the perpetrator shall also bear corresponding civil liability for compensation.
  • Compliance with the regulations on owners' rights over building components: Wall removal must comply with the provisions of the "Civil Code" regarding owners' rights over building components. Without the joint decision of the owners or approval by the government in accordance with the law, no unit or individual may remove walls arbitrarily.
