Can Prefabricated Slabs Still Be Used for Houses?

Admin September 18, 2026

Currently, prefabricated slabs are still used in rural house construction, but the country has gradually phased out their use in the main structure of houses, and it is not recommended to continue using prefabricated slabs for newly built houses. The specific reasons are as follows:

Prominent Safety Issues

Prefabricated slabs have serious defects in seismic performance. Their seismic resistance is almost zero, and their overall integrity is poor. In the event of an earthquake, prefabricated slab structures are highly prone to collapse, posing a great threat to the lives of occupants. In addition, the connection points between prefabricated slabs and walls or other structures are relatively weak, and are prone to structural loosening due to problems such as foundation settlement or wall cracking, further reducing the safety of the house. At the same time, the phenomenon of shoddy materials in prefabricated slabs is widespread in the market, resulting in increased brittleness and a higher likelihood of breakage, further exacerbating safety hazards.

Functional Defects

Prefabricated slabs also have obvious deficiencies in functionality. Their sound insulation effect is poor, and the gaps between floor slabs are prone to cracking, leading to frequent water leakage problems, which seriously affect the living experience. These issues not only increase the maintenance costs of the house but also reduce the comfort of living.

Clear Policy Orientation

The new regulations of the Ministry of Housing and Urban-Rural Development clearly state that only prefabricated slab buildings identified as dangerous by professional inspections or included in urban demolition plans will receive compensation for demolition. Non-dangerous buildings will generally only undergo renovation changes. This policy orientation indicates that the country tends to restrict the long-term use of prefabricated slabs in house construction and encourages the adoption of safer and more durable structural forms.

Suggestion: If you need to build a new house, you should give priority to safer and more durable structural forms such as cast-in-place concrete. Cast-in-place concrete structures have advantages such as good overall integrity, strong seismic resistance, and good sound insulation effect, which can better meet modern living needs. At the same time, with the continuous progress of construction technology, the construction efficiency of cast-in-place concrete structures is also constantly improving, and the cost is gradually decreasing, making it an ideal choice for newly built houses.
