Can Prefabricated Houses Be Purchased?

Admin September 18, 2026

Whether prefabricated houses can be purchased requires a comprehensive assessment of multiple factors and cannot be simply affirmed or denied.

Structural Safety

During construction, the connections between panels in prefabricated houses are relatively weak, and their overall integrity is inferior to that of cast-in-place structural houses. Without professional inspection and reinforcement, over time, the house structure may experience aging and loosening issues during long-term use. Moreover, in the event of natural disasters such as earthquakes, their seismic performance is relatively poor, posing significant safety risks. For example, some early-built prefabricated houses suffered severe damage during earthquakes. However, if a prefabricated house has undergone professional inspection and reinforcement to meet local building codes and safety standards, its structural safety can be guaranteed to a certain extent.

Convenience of Use

The sound insulation and thermal insulation effects of prefabricated houses are generally inferior to those of cast-in-place structural houses. During occupancy, occupants may be disturbed by external noise, affecting rest and quality of life. Additionally, they may be hotter in summer and colder in winter, requiring additional energy consumption to regulate indoor temperatures, thereby increasing living costs. However, if the house undergoes reasonable maintenance and renovation, such as adding sound insulation materials and improving thermal insulation layers, these deficiencies can be mitigated to a certain extent, enhancing living comfort.

Legal and Procedural Aspects

When purchasing a prefabricated house, it is essential to ensure that all relevant documents, such as real estate ownership certificates, are complete. According to Article 6 of the 'Regulations on the Administration of Urban Real Estate Transfer (Revised in 2001)', real estate that has not been legally registered and issued with an ownership certificate shall not be transferred. Therefore, it is crucial to verify the ownership status of the house before purchase to avoid getting involved in property disputes. If there are issues with the house's documents, it may cause numerous troubles and losses for the buyer.

In summary, if a prefabricated house has undergone professional inspection and reinforcement, complies with local building codes and safety standards, and has complete documents, it can be considered for purchase at a reasonable price. However, before purchasing, the buyer must request the seller to provide relevant inspection reports and reinforcement certificates to safeguard their legitimate rights and interests and residential safety.
