Beijing Container House Construction
The construction of container houses in Beijing requires comprehensive consideration of multiple factors such as design, material selection, construction, and compliance. Details are as follows:

I. Design Phase
It is necessary to clarify usage requirements, including purpose (office, residence, storage, etc.), spatial layout (single-story or multi-story assembly), and size specifications (standard 20-foot/40-foot containers or custom non-standard sizes such as 3m×6m, 3m×12m, etc.). For custom non-standard sizes, attention should be paid to flexible adjustments in length, width, and height. For example, widths can be 2.5m/3m/4m, and heights can range from 2.6m to 2.9m. Additionally, the positions of doors and windows, partitions, and interior decoration needs should be confirmed. Furthermore, site conditions should be evaluated to ensure that lifting and transportation channels meet requirements and to avoid construction difficulties due to spatial constraints.
II. Material Selection and Structural Safety
- Main Frame: Priority should be given to welded steel structural frames with column wall thicknesses not less than 2.3mm. The frames should be fully welded to ensure compliance with the load and anti-overturning requirements specified in the JGJ/T 435-2018 standard.
- Enclosure Structure: For wall materials, it is recommended to use color-steel sandwich panels with Class A non-combustible core materials (such as rock wool or glass wool). The use of flammable EPS polystyrene foam is strictly prohibited to comply with fire safety regulations.
- Wind Protection Measures: Fixed devices should be installed at the bottom to prevent movement or overturning caused by winds of level 8 or above, especially when used in high-rise or open areas where additional fixation is required.
III. Construction and Installation
- Foundation Treatment: Before installation, site leveling and floor hardening should be completed to ensure that the ground bearing capacity meets requirements.
- Assembly Method: Container houses can be expanded in space through vertical and horizontal assembly. Attention should be paid to the sealing and structural stability of connection joints to prevent water leakage or deformation.
- Environmental Protection Requirements: During construction, welding operations should be prohibited near the container body. Metal pipes passing through walls should be equipped with high-temperature-resistant sleeves to prevent fire risks.
IV. Compliance and Qualifications
- Manufacturer Qualifications: Choose professional manufacturers with production and installation qualifications. Verify their business licenses, construction permits, and past cases to avoid low-price reductions in specifications (such as thin-walled steel and non-fire-resistant core materials).
- Filing Procedures: According to Beijing's requirements, starting from October 2025, fire safety inspection reports will become a prerequisite for the filing of temporary buildings. Relevant materials should be prepared in advance.
- Acceptance Standards: After completion, water tightness, sound insulation, and seismic performance should be inspected to ensure compliance with design specifications and usage safety.
